No.3 Coln Manor is an attractive wing of the historical and substantial Grade II listed Manor House. The Manor dates from the mid 16th century. It was altered and enlarged by Sir M.E.Hicks-Beach, then Chancellor of the Exchequer in 1898 and was divided into six separate houses in 1985. No.3 is situated in the south-western corner. The house has elegant and well-proportioned accommodation and extensive views over the Coln Valley. The reception hall immediately gives a great feeling of space, with the original stone flagged floors and a wide sweeping staircase leading to the first floor. The drawing/dining room is an impressive size with a Jetmaster open fireplace at one end and large west facing windows looking out onto the garden and valley beyond. Access to the garden from the drawing room is through a side door. The fitted kitchen is south facing and has a four oven Aga and space for a good sized table and chairs with french doors opening out to the garden. Leading off the hall is a cloakroom and a large useful walk-in cupboard. The dual aspect principal bedroom has an en suite shower room and enjoys magnificent views of the surrounding countryside. Two further bedrooms and a family bathroom lead off from the wide landing.

Situation
Coln St. Aldwyns is a remarkably pretty village in the sought after Coln Valley which provides some of the most attractive countryside in the Cotswolds. The village is a designated Conservation Area and consists mainly of period houses and cottages, well served by a network of public footpaths. Situated close to the centre of the village, Coln Manor is conveniently located for both the village shop/Post Office/cafe and the pub, The New Inn. Fairford is about 3 miles away and has a range of day to day shops and a doctor's surgery. Cirencester and Burford are approximately 8 miles away and provide more extensive shopping and recreational facilities with Swindon being 15 miles, providing access to the M4 (J15) and railway with frequent direct services to London Paddington (55 minutes). A choice of good private and state schools are within daily driving distance. Hatherop Castle is within a mile from the village and there are other excellent schools within the area. A range of local sports is available including various golf courses as well as racing at Cheltenham and Newbury.
Directions
From Cirencester take the B4425 as for Burford, continue through Barnsley and Bibury. Just as you leave Bibury, fork right for Coln St Aldwyns. Continue into the village and at a crossroads, with the shop in front of you, turn right. The entrance to Coln Manor is at the end of this lane. Bear round to the right to a gravelled parking area.
