Virtual viewing available: A deceptively spacious country property with potential

Harecroft is situated in a lovely rural position on the outskirts of the thriving village of Ash. Set in amongst fields, the property is bounded on three sides by open farmland. Offered on the market for the first time in over 50 years, Harecroft offers the eventual purchaser the opportunity to extend and develop the house (subject to any necessary consents) to create an individual family home.

Uniquely the house stands in a large and very private plot of just under three quarters of an acre. High hedges and mature trees give excellent seclusion and privacy.

On entering the property there is a bedroom to either side of the hallway. A third bedroom sits at the front, with a bathroom and separate WC adjoining.

The main living area is to the rear of the house. A large and bright, double reception room, partially vaulted to the full height, has double doors leading out onto the west-facing terrace. Also at the rear and enjoying garden views is the very generous kitchen/breakfast room. It is well fitted with plenty of storage cupboards; double aspect windows fill the room with plenty of light. A side hall leads to the garden. Off this is a separate shower room.

This property has 0.72 acres of land.

To the front of the house there is a double garage. Adjacent is a wide side gate that opens into the rear garden, which is simply landscaped, being mainly laid to lawn with mature trees. A hedge with a central bower divides the plot and leads to a flat area of lawn, formerly a grass tennis court.

To one side of the garden and a little way from the house are two useful buildings. The first is a cedar wood garden room, which offers a variety of uses and is sympathetically decorated in pastel colours. The second building is an older “Swiss style“ garden chalet.

High hedges and mature trees give excellent seclusion and privacy.

The property is located on the edge of the village of Ash, which has a variety of local facilities including a range of shops, a state and Excellent rated independent primary school, a doctor's surgery, and public houses.

The Cinque Port of Sandwich and cathedral city of Canterbury both offer a further range of facilities including excellent schooling, notably the Ofsted “Outstanding” Sir Roger Manwoods grammar school in Sandwich and the Simon Langton grammar schools in Canterbury.

The A256 links directly with the A2 at Dover, which in turn links directly with the A2/M2 and the A20/M20. There are stations at Sandwich and Canterbury offering stopping services to London; trains on the High Speed link from Canterbury West take from 54 minutes to London St Pancras. The Channel Port of Dover, Eurotunnel at Folkestone and Ashford International offer regular services to the Continent.

From Canterbury: Take the A257 towards Sandwich. On the Ash bypass take the turning on the left signposted Cop Street. Continue for a short way and Harecroft is the first house on the left.
