A well maintained 4 bedroom family house set in approx 0.9 acres

Broad Park is an attractive former farmhouse with attached barn, brought together by the current owners 20 years ago to create a modern family home. The property has been beautifully maintained and further surrounding buildings have been converted to add to the accommodation and character. The house retains many of its original features including a beamed and vaulted ceiling in the master bedroom.

The accommodation on the ground floor comprises a large entrance hall/dining hall, drawing room with a wood burning stove, a snug with wood burning stove, study, a beautiful and spacious kitchen/dining room with French doors to the terrace and garden, fitted wooden units, granite work surfaces, integrated appliances, an Aga, slate flooring, a walk in pantry, utility room and further store room, accessed via a rear hall with stable door access to the courtyard. A further office lies on the half landing.

Upstairs are four bedrooms and two bathrooms. The master bedroom has French doors and steps down to the garden, a window seat, a lovely vaulted ceiling and an en suite bathroom with shower.

This property has 0.9 acres of land.

Outside

Broad Park is approached off the lane onto a gravelled parking area for several cars with access to the house and further parking in the courtyard via a five bar gate. The part paved courtyard to the front of the house is surrounded by the studio, house and outbuildings, with lavender and ornamental trees.

The gardens lie to the rear and side of the property and in total cover approximately 0.9 acres. A sun terrace lies behind the house, ideal for ‘alfresco’ entertaining, and steps lead up to a level area of lawn. The gardens have been created by the current owners and have beautiful herbaceous borders, hedging and established trees and shrubs. The former silage clamp has been cleverly utilised as a productive vegetable garden, with a garden shed, greenhouse, raised beds and a polytunnel.

Broad Park has the benefit of a number of outbuildings including a fantastic studio, built on the site of the former dairy eight years ago. Across from the main house, the studio is flooded with natural light and is perfect for entertaining, an office or additional accommodation. It comprises an open plan living space with slate flooring, a wood burning stove, fitted kitchen and bathroom and bifold doors onto a small terrace facing an area of lawn with excellent views down the Lyd Valley.

Further outbuildings around the courtyard include an open fronted shed with ample loft storage, stables, wood store and open garage.
