An exceptional site with 126 acres enjoying a panoramic outlook over the Cairngorms.

Strathdon 7 miles, Alford 17 miles, Aberdeen 44 miles

The property The traditional cottage has a prime south facing location in the Cairngorm National Park, at an elevation of circa 350m above sea-level.

Planning approval was granted in 2011 (ref APP/2011/4151) to convert and extend the traditional cottage into a unique hilltop house:

The proposed new house is to have a very modern extension to complement the traditional cottage. The new roof is to be zinc with timber cladding finish. Access can either be taken through the field adjoining the public road or via a separate access through the adjacent farm, Milton of Glenbuchat, along the track A – B on the sale plan. The planning application was for accommodation as follows:

Kitchen/Dining/Living area | Utility room | Cloakroom | Bedroom with ensuite | 3 further bedrooms | Family bathroom | Passage | To give a total floor area of about 164m².

To the rear of the cottage are the roofless remains of what was a very extensive farm steading.

The cottage/site is mostly pasture fields. This will protect the outlook and immediate fields around the site, which are currently all in grass.

It is proposed that a buyer will install a new water supply/borehole in Field 11. Electricity will have to be introduced (if required) from Field 6. Mainly pasture with an area of rough grazing.

Location Drumnagarrow is located in picturesque Glenbuchat in the Strathdon valley. On the edge of the Grampian mountains, the relatively unknown glen is remarkably beautiful and unspoilt.

Alford is the nearest principal town and provides a range of amenities including a variety of shopping facilities, primary and secondary schooling, library, health centre, swimming pool, 18-hole golf course, two museums and regular public transport to and from Aberdeen. The nearest primary school is at Towie which is 5 miles distant.

Viewing: By appointment only. The cottage is in a depilated condition and internal viewings are not advised.
