Broomhill is a substantial and elegant house set in an elevated position overlooking the village of Wingham, enjoying fine long distant views. Built in 1903, the property offers beautifully appointed accommodation, effortlessly blending contemporary styling against a handsome Edwardian backdrop.

High ceilings and the amount of light provided by the large windows are lovely features of the house, which has been sympathetically refurbished by the current vendors and has been used as a photographic location as a result of the internal styling.

Set to the front of the house, the principal reception room is a fine and grandly proportioned space with a beautiful parquet floor. There are fireplaces to either end, one an open fire and the other housing a wood-burner. Large sash windows and French doors allow the room to take full advantage of the views.

Across the hall a relatively recent re-modelling of the kitchen has created a fantastic family living space, so crucial to the balance of the accommodation in such houses. The smart kitchen with concrete work surfaces is set off a dining room and a TV room. Perfectly suited to everyday life the space is further complemented by a large utility/laundry room. Stylish doors open to a terrace.

A handsome staircase with oak handrail rises and turns to arrive at a galleried first floor landing. The luxurious principal bedroom suite to the front of the house enjoys the views and benefits from an impressive bathroom with a roll top bath to the centre. Three further good sized double bedrooms at this level are served by a family shower room with the second floor having two further bedrooms, one with a sitting/study area. There is a further shower room and attic storage.

Set a convenient distance from the house a delightful weather-boarded building provides an excellent annexe, where the stylish presentation continues with exposed timbers and painted panelling, creating a lovely atmosphere. The kitchen/living area leads though to a double bedroom with an en suite shower. The space is understood to be a very popular Airbnb, providing a useful additional income if desired. Alternatively, its use as ancillary accommodation or a generous home office adds flexibility. The remainder of the building provides garaging.

This property has 1.46 acres of land.

Outside

Broomhill is approached via a five bar gate to a long drive which leads to a gravelled parking area. The gardens are largely set to the front of the house and are laid to lawn, divided by established shrub and herbaceous borders interspersed with mature trees, enclosed by beech and conifer hedging. To the side of the house is a super partly walled garden with a garden shelter and fireplace to one corner, perfect for outdoor socialising. A terrace provides a fantastic dining area adjacent to the kitchen and wonderful far reaching views.

Situation

Wingham is a thriving village with a useful range of local amenities and shops including post office, greengrocers, village store, pubs, doctor’s surgery, dentist and a well-regarded primary school. Canterbury provides a wide range of educational, recreational and shopping facilities.

There are excellent road and rail links. The A2/M2 can be joined just south of Canterbury at Bridge and links with the remaining southern motorway systems, Heathrow and Gatwick airports. Canterbury’s two mainline stations offer a variety of commuter and stopping services to London, with the High Speed service to London St Pancras taking just under an hour from Canterbury West. The area has good access to the Continent.

Directions

Leave Canterbury on the A257 (signposted to Sandwich). Continue on this road, passing through the villages of Littlebourne and Wingham. On leaving Wingham continue along the road, passing a turning on the left to Preston. The road begins to climb the hill and Broomhill is positioned on the crest of the hill on the left hand side.
