A detached character house with approx. 1.55 acres, just 2 miles from the coast.

Hobbs Choice is a beautifully presented detached property which has been sympathetically refurbished and fully modernised by the current owners. The house has been rewired, completely re-roofed in rough slate and the double glazed windows were also renewed. Believed to date from the 17th century, the character features have been preserved including original exposed beams and inglenook fireplaces.

On the ground floor is a garden room which leads to a reception area/drawing room. This welcoming room has a slate floor, exposed beams and a wood burner within an inglenook fireplace. A small flight of stairs leads down to a sitting room/dining room, featuring more exposed beams, a slate floor and another inglenook fireplace with a wood burner. The kitchen is adjacent; attractively furnished with traditional style units, oak worktops and an AEG electric oven with a hob above. A utility room completes the ground floor.

Upstairs are three double bedrooms; two in one half the house and the master bedroom in the other half, accessed by two separate staircases. The master bedroom has a stylish claw foot bath on a raised platform, as well as an en suite shower room. The two remaining bedrooms are both well-proportioned doubles; serviced by a family bathroom.

This property has 1.55 acres of land.

Outside

Hobbs Choice occupies a unique secluded plot surrounded by woodland, with no immediate neighbours, measuring approximately 1.55 acres in total. There is approximately half an acre of cottage style gardens which surround the property on different levels, with a wide range of mature established plants, lawn areas and a peaceful sitting area close to the stream. Across the lane is approximately an acre of woodland with a wood store. To the rear of the house is a gravel area providing ample parking space.

Situation

Hobbs Choice is situated in a peaceful wooded valley just two miles from the Cornish coast. The opportunities for outdoor pursuits in the area are endless. The house borders the Marsland Nature Reserve on its north boundary and is just outside the Hartland Area of Outstanding Natural Beauty. Morwenstow, approximately two miles away, benefits from beautiful unspoiled beaches including Marsland Mouth, Duckpool and Stanbury Mouth. The South West Coast Path is also close by, which is England's longest waymarked long-distance footpath and a National Trail. It stretches for 630 miles, running from Minehead in Somerset, along the coasts of Devon and Cornwall, to Poole Harbour in Dorset.

Local facilities in the area are excellent. The parish of Morwenstow has a primary school rated outstanding by OFSTED, a 13th century public house, riding stables and an active rural community. The village of Kilkhampton is approximately 3 miles away and includes two small supermarkets, two public houses and a range of independent businesses. Bude is 9.5 miles away, with two sandy beaches, a range of supermarkets and restaurants, and a number of schools. To the north lie the towns of Bideford and Barnstaple, which offer good shopping facilities, and access to the North Devon Link Road.

Directions

From Bude, proceed north along the A39, passing through the village of Kilkhampton and take the third left turn along the A39 sign-posted Eastcott. Follow this lane through the little hamlet and proceed down the hill. Hobbs Choice is located at the bottom of the hill on the right hand side, just after the right turning for Woolley.
