Jeffries Cottage is an attractive period home with enormous charm set in a glorious, peaceful location. The cottage is beautifully presented and has been sympathetically updated by the current owners to provide a comfortable family home whilst still retaining a wealth of character. Exposed oak beams, original bread oven and open fireplaces combine with good ceiling heights and tasteful interiors resulting in a warm and stylish country home. The dual aspect kitchen/dining room boasts an open fire, bespoke hand built wooden painted units, a double Butler sink and grey granite work surfaces. A sitting room with open fire and second versatile reception room with wood burner could be used as a study/library, play room or family room, and enjoys direct access to the terrace. A fantastic boot room/utility is well-planned and perfect for storing coats and boots after enjoying a country walk. Upstairs there are three good size bedrooms and a family bathroom. The detached annexe is particularly well-equipped with a large games room/home office, barn style garaging and a store room. There is also a self-contained apartment with an open-plan kitchen/dining/sitting room, two bedrooms (one en suite) and a cloakroom.

This property has 1.6 acres of land.

Jeffries Cottage is approached via a gravel drive with generous turning and parking for several cars. The position of the cottage and the detached garaging/annexe creates a sheltered courtyard setting. The level garden to the rear of Jeffries Cottage is mostly laid to lawn with an attractive stone terrace accessed via a door from the lobby adjacent to the kitchen. The heated swimming pool is in a secluded, slightly elevated spot at the bottom of the garden. About 1.6 acres.

Jeffries Cottage is located in the picturesque hamlet of Hartley Mauditt with its historic 13th century church . It is set amidst fine Hampshire countryside between the villages of Selborne and Chawton. In Chawton there is a church, tea rooms, pub and the Jane Austen House Museum. West Worldham is approximately three miles from the thriving market town of Alton, which benefits from a good range of individual shops, cinema, sports centre, two secondary schools, Sixth Form college and railway station to mainline London Waterloo. There is a good selection of primary and independent schools in the surrounding towns including Churchers in Petersfield, Lord Wandsworth College in North Warnborough, Edgeborough in Frensham and Alton School. More extensive shopping and recreational facilities can be found in Winchester, Basingstoke and Guildford.

From Farnham, follow the A31 south towards Winchester/Alton. After leaving Farnham travel for approximately ten miles before taking the left hand slip road towards Liss/Selbourne. At the T-junction turn left onto the B3006 and continue for about 1.5 miles. At the crossroads turn left towards West Worldham and continue for about 0.5 mile. Take the branch to the right, sign-posted Hartley Church/Oakhanger and continue to follow the lane. Jeffries Cottage is the last cottage on the left.
