Charming and versatile, detached Grade II listed cottage with lovely garden in a delightful village

RETHATCHED IN 2015, this delightful Hampshire cottage, listed Grade II, has immense charm with old beams, open fireplaces and the beautifully maintained garden leading down to Pillhill Brook. On entering there is a good sized dining hall with the kitchen/breakfast room beyond. The sitting room is versatile and has an inglenook fireplace as its focal point.

Originally the property was two cottages so there are two staircases. One rises from the sitting room to three bedrooms which are served by a ground floor shower room, and the other from the dining hall to a bedroom and a bathroom. Each of the bedrooms are light and we suspect there is scope to create another bathroom upstairs (at the expense of one of the four bedrooms), if that was a priority.

Outside

The garden is a compelling feature, expertly tended over the years of our clients' ownership. Plum, apple and fig trees are fruit bearing, there is a well established vegetable patch with an asparagus bed, and soft fruits including raspberries, blackcurrant, redcurrant and gooseberry. The herbaceous borders include a variety of roses and lead down to the Pill hill Brook and an unspoilt view of the distant church and countryside. Wisteria grows near the garden door while a striking sundial is a focal point. There is also a greenhouse and garden shed.

Situation

Mill Pound Cottage lies in the pretty Hampshire village of Monxton. Within the village there is a church and a village hall, and the nearby Hawk Inn, a well regarded gastro pub, is just within the parish of Amport. More comprehensive amenities are readily available in Andover including a range of shops and access to the A303 which connects the West Country with London. The larger centres of Salisbury and Winchester are close by and there is a mainline railway station at both Andover and Grateley (London Waterloo from 72 minutes and 79 minutes respectively). To the south are Southampton and Bournemouth airports together with ferry ports at Poole, Southampton and Portsmouth.

The area offers plenty of recreational activities including footpaths and bridleways and the River Test which is renowned for its chalk stream fishing. There are numerous golf courses including Leckford & Longstock, Tidworth and Winchester.

There is a good selection of schools in the area including Amport CE Primary & Junior School leading to John Hanson Community School and the first class Peter Symonds 6th Form College in Winchester. Public schools include Farleigh, Rookwood, Horris Hill, Godolphin, St Swithuns and Winchester College.

Directions

From Winchester take the A34 and A303. Exit the A303 towards Andover/Newbury/A343 Devizes . At the roundabout take the 2nd exit continue along the Andover Road and continue into the village. Mill Pound Cottage is on the right hand side after the turning to Chalkpit Lane which is on your left about 200m before the cottage.
