Offered to the market for the first time as a residential property. This exceptional and rare attached 17th Century Grade II* Listed property is steeped in history and offers a unique opportunity for the incoming purchaser to modernise.
The property was built in the 1700s and in the 1760s it became a prep school for boys known as Hyde Abbey School which was recognised as one of the finest classical schools of its time. George Canning who was briefly the British Prime Minister in 1827, Lord Lyons a British Naval Commander during the Crimean War and Henry Sewell 1st Premier of New Zealand were all educated here. The school closed in 1833 and from 1950 - 1975 was a hotel, The Hyde Abbey House Hotel. The building then became offices and has now obtained planning permission for change to residential use.
The property boasts extensive accommodation of approximately 8600 sq ft over three floors and a large cellar area. As the property was previously office space this is flexible accommodation.
The property retains many of its period features. In particular there is an impressive ornate ceiling in the ballroom which dates back to the 17th Century as well as wood panelling in many of the rooms. The property is lovely and light with large sash windows throughout.
The plans which were submitted for approval can be seen online ref: 18/02533/FUL. These consist of an approval for a seven bedroom house of which two the bedrooms have ensuites and there are a further two family bathrooms. The current ballroom will be an impressive living room on the first level and the kitchen, dining room, nursery and snug will all be on the ground floor level. There are also plans for a further kitchenette, storeroom, gym, utility/wet room and revised entrance lobby from the rear garden. (We have labelled on our floorplan the proposed layout which relates to the planning).
For planning information please refer to Winchester City Council website:
To the rear of the house is a large walled garden mostly laid to lawn with shrubs and flowerbeds and a paved path leading to a gate at the bottom of the garden. The property will be sold with five designated parking spaces and these can be accessed from Hyde Close.
The area of Hyde is a popular residential area which mainly comprises peaceful streets lined with period houses. Locally there is a shop/post office and a public house and is within a short distance of the River Park Leisure Centre and North Walls Recreation Ground. The property is in catchment for St Bede CE Primary School and The Westgate.
Winchester is a historical cathedral city which provides a comprehensive range of shopping and leisure facilities. The pedestrianised High Street and surrounds has become a restaurant destination also. There are a range of leisure facilities including a theatre, cinema, tennis and squash club, together with a mainline railway station serving London Waterloo in about 1 hour. Road communications are excellent, the M3 can be joined on the south side of Winchester (Junction 11), linking with the M27 coastal motorway and Southampton Airport to the south and to the north the A303 and A34 providing access to the West Country and Midlands respectively.
