A modern link-detached family home in a well-regarded private road

A light and spacious family house in a popular location, less than two miles from Ascot High Street. The ground floor living space flows from a welcoming reception hall and includes a generously proportioned sitting room with a fireplace creating a focal point, a dining room with direct access to the patio via double doors, and the kitchen, fitted with a range of wall and base units and integral appliances; these rooms are linked therefore providing both excellent family living and entertaining space. A utility room (with personal access to the garage) and a cloakroom complete the arrangement on the ground floor.

Upstairs, the accommodation is arranged to provide a principal bedroom air conditioning, as well as a dressing room and an en suite shower room, two further bedrooms (1 with air conditioning) and a family bathroom.

Outside

To the front of the house and the adjoining garage, there is driveway parking for several vehicles. The enclosed garden to the rear comprises a paved patio providing options for relaxation and al fresco dining, a grassed area, and flower/shrub borders/beds and mature trees, to provide a sense of seclusion and privacy.

Situation

Kaynes Park is well positioned for easy access to Ascot’s High Street which offers a good range of shops catering for day-to-day needs, restaurants and pubs, in addition to the world-famous racecourse. Further extensive shopping and leisure amenities may be found in the towns of Windsor, Reading, Bracknell and Guildford.

Ascot train station provides regular services to London Waterloo which reach the capital in under an hour. The nearby towns of Woking and Windsor offer a wider range of amenities.

The region is renowned for its sporting and leisure facilities including golf at nearby Mill Ride, Wentworth, Sunningdale, The Berkshire, Swinley Forest golf clubs; horse racing at Ascot and Windsor; horse riding, cycling and walking in Windsor Great Park, Virginia Water Lake, Savill Garden and on Chobham Common; boating and sailing on the River Thames. The region also boasts some of the finest restaurants with Coworth Park in Ascot, as well as the Roux’s The Waterside Inn and Heston Blumenthal’s restaurants in Bray.

There is an excellent selection of both state and independent schools in the vicinity including Charters School, Woodcote House, Hall Grove, Sunningdale School, Lambrook and Coworth Flexlands.

Directions

With Strutt & Parker’s Ascot branch on your right, continue along the High Street, straight over at the mini roundabout and at the Heatherwood Hospital roundabout take the second exit onto the A329. At the first set of traffic lights turn right into Fernbank Road, follow the road for about a quarter of a mile and just past the shops on the left, turn right into Kaynes Park.
