A wonderful village house

This handsome Listed house probably dates from the late 18th century and comprises a traditional period Cotswold barn which was converted many years ago into a well-planned family house. The house has excellent fenestration with plenty of windows which flood the rooms with light. The rooms are conveniently laid out for modern family living with the main rooms all leading off the galleried dining hall. Both the sitting room and the kitchen/breakfast room have French windows onto the south-facing garden. There are four bedrooms and three bathrooms (two of which are en suite) and the principal bedroom also has a dressing room.

This property has 0.78 acres of land.

Outside

There are two vehicular entrances from the property leading to a large gravelled parking area on the north side of the house. Adjoining is a double garage with a further garage and woodshed beyond. To the rear of this are various period Listed outbuildings providing excellent storage. An adjoining small barn was converted in 2017 to create a separate annexe with a sitting room, kitchen, bedroom and bathroom.

The walled garden is particularly pretty. It includes a large pond to the south of the house and a rose garden to the west, overlooked by the sitting room. On the east side of the house is a vegetable garden, with raised beds and soft fruit cages, and a small orchard.

Situation

Kemble is a popular Cotswold village which lies about 4 miles to the south west of Cirencester, close to the Wiltshire/Gloucestershire border. Kemble has a good range of services including a primary school, pub, doctors’ surgery, village shop/post office and, most particularly, a railway station. The Pigeon House is situated within the village Conservation Area. Cirencester is the main local centre and other nearby towns include Tetbury and Malmesbury. The main regional centres include Swindon, Cheltenham, Gloucester, Bath and Bristol, all of which are within daily commuting distance. Trains to Paddington take from 73 minutes from Kemble Station.

Directions

From Cirencester take the A429 for Chippenham and Bath. Just after you leave the town fork left for Chippenham (still on the A429) and after about 1½ miles enter Kemble. Turn left at the traffic lights signposted Ewen and South Cerney. Go straight over the crossroads. Continue past the school and village hall then turn right into Church Road. Continue up the lane and the entrance to The Pigeon House is on the left before you get to the church.
