The Arch is a stunning 2 bedroom apartment, situated on the first and second floors of a converted kirk in the heart of Kippen. The property is entered through its own front door leading immediately to stairs to the first floor landing. The landing gives access to the accommodation and this includes a double bedroom with roof windows. Across the landing there is a family bathroom, again, with roof windows and modern bathroom appliances.
The kitchen/sitting room/dining room is a fantastic space with hardwood floors and windows on three aspects. The kitchen has a range of integrated appliances including: freezer, fridge, electric oven, 4-point electric hob with extractor fan above and a dishwasher. Double doors open on to the balcony and offers fantastic views out over the Stirlingshire countryside. A fixed ladder gives access to an office area above the kitchen. From the kitchen area, there is a boiler room with space and plumbing for a washing machine.
The master bedroom is approached up its own stairs from the landing. On the half landing there is a built-in wardrobe. The master bedroom is lit by 2 roof windows and is served by a contemporary, en suite shower room. The property benefits from original exposed beams and hardwood doors. The property has double-glazing and electric underfloor heating throughout.
The Arch is in the centre of the village of Kippen, which lies between the hills of Gargunnock and Fintry. The village provides local amenities including shops, post office, village inns, garage, parish church and a primary school. Kippen hosts an annual, summer street fayre, which is a great day out for families. Stirling has a more comprehensive range of high street shops, leisure facilities, and professional services. The property has excellent road and rail connections to all the major towns in central Scotland. The M9, M80 and A9 serve those commuting to Edinburgh, Glasgow and Perth. Stirling has a railway station on the main line, with commuter services around the central belt. Glasgow and Edinburgh airports are 47 miles and 41 miles respectively. Kippen is in the catchment area for the High School in Balfron and McLaren High School in Callander. The property is also ideally placed for access to some of Scotland's private schools including Beaconhurst School and Dollar Academy. The countryside around Kippen offers a variety of pursuits for those who enjoy the outdoors. The Queen Elizabeth Forest Park and The Loch Lomond & Trossachs National Park are on the doorstep, where a range of activities on land and on water can be found such as walking, cycling, pony trekking, climbing, sailing, windsurfing, canoeing and open water swimming. For the golf enthusiast, there are several courses in the area with 18-hole courses in Callander and Stirling, while the famous Kings, the Queens and the Monarch courses are at Gleneagles (25 miles). Fishing, shooting and stalking are available to let on nearby estates.
From Edinburgh take the M9 heading west. Exit at Junction 10 taking the A84. After 3.6 miles turn left onto Kirk Lane (B8075). At the end of the road turn right at the T-junction onto the A811. After 3.1 miles, at the roundabout, take the first exit onto the B822. On entering Kippen, the Arch is in the kirk beyond the Cross Keys pub on the right. The door is at the left-hand side of the property.Read all
