A very generous detached family home on the outskirts of this picturesque and historic Downland village.
Toby Cottage is a very generous detached family house which is understood to have been built in the mid 1960s and subsequently extended and now provides accommodation of approximately 1,952 sq ft. The bright and versatile space consists of five double bedrooms, a 27' sitting room, very recently updated 18' separate dining room with integrated fridge and freezer with worktop over, fitted kitchen with built-in combi oven/microwave, five-ring gas hob and integrated dishwasher plus additional playroom/study. There are plenty of windows throughout the property with most rooms having a double aspect making this a very bright and airy home. The sitting room has a triple aspect plus an attractive fireplace with open grate.
The four bedrooms on the first floor are all doubles and are served by the family bathroom; the fifth double bedroom is on the ground floor and has an ensuite bathroom. This layout lends itself for easy provision of a self-contained annexe if needed.
There is a good size enclosed entrance porch which leads in to the very spacious and welcoming reception hall. From here there are double doors into the sitting room and separate doors to the kitchen and ground floor cloakroom. The large dining room is at the rear of the house through the kitchen and the playroom/study is above the ground floor double bedroom and ensuite. The house is considered to be well presented throughout and there are stunning views from many of the rooms.
The house stands on a good size corner plot, slightly elevated to take full advantage of the stunning views down to the village and the South Downs beyond. The gardens are mainly laid to lawn with established hedgerows and fencing denoting the boundary. Five bar gates open to the long driveway which provides access to the attached garage. The lawns continue to the side of the house and to the rear is a large paved patio ideal for al fresco entertaining.
Toby Cottage is located on the northern side of the picturesque Downland village of Alfriston. The village offers a good range of shops and facilities for everyday needs including a general store, primary school, Doctor's surgery with its own pharmacy, church and a number of restaurants and public houses. The surrounding South Downs National Park, Cuckmere Valley and Seven Sisters Country Park provide many miles of spectacular walking and riding country.
There is a mainline train service to London from Berwick Station which is about 2.5 miles to the north. There are a number of highly regarded schools in the area, both in the state and private sector including Brighton College, Lewes Old Grammar School and The Priory School.
The A27 lies a short distance to the north and provides fast access to the A23/M23, Gatwick Airport and the national motorway network.
Travelling in an easterly direction from Lewes on the A27, continue over the Beddingham Flyover, and at the second roundabout, turn right signposted Alfriston and Drusillas Zoo. Continue along this road and into the village. Having passed a public car park on the left, continue for just under a further 100 metres, and immediately before the war memorial in the centre of the village turn right into West Street. Toby Cottage will be found after a short distance on the corner of North Road.Read all
