A unique home and fishing lodge in a stunning setting overlooking the River Tay.
A beautiful detached house, set in a stunning position overlooking the River Tay and within easy reach of Perth and Edinburgh Airport. The house is set in a mature garden and includes a cottage and garage with apartment above.
The property Summerhill is a stunning house which can be enjoyed as a family home or as a high quality fishing lodge. The house and gardens look out over a mile of the beautiful River Tay yet are just a short stroll from the centre of Stanley village.
The house has been used by the family of the current owners and let as a fishing lodge to parties of up to 12. The fishings are being sold separately and simultaneously (further details are available on request). Summerhill has been extremely well maintained following a major refurbishment programme undertaken by the current owners in the late 1990's. The house enjoys a lovely, elevated setting overlooking the Tay and is approached via a private driveway, which ends in a wide gravel sweep beside the house.
The house is entered via a bright entrance vestibule to an open hall with doors off to the principal rooms which are all well-proportioned and have retained their original features. The rear hall leads to the kitchen, breakfast room and utility rooms. The main staircase leads to the eight bedrooms, five of which have ensuite bathrooms.
The large conservatory has a ¾ size snooker table and lounge area. On the lower ground floor there is a tackle room and wine cellars.
Garden Cottage Within the grounds is a self-contained cottage built in 2009, which is currently used by the housekeeper. The house comprises a large open plan sitting room, kitchen, two bedrooms and a bathroom.
Cook's Cottage Located above the garages and outbuildings the ‘Cook’s Cottage’ apartment has a large sitting room, with bedroom, bathroom and kitchen. The apartment could be, subject to the necessary consents, let as additional accommodation or short term lets.
Outside Summerhill is set in beautiful gardens and grounds which extend to around two acres. A private driveway leads past Garden Cottage and up to the house, with a gravel sweep giving plenty of space for parking. A large terrace to the east of the house is a beautiful setting for watching the River Tay. The garden has many view points, with lawns, planting, hedges and mature trees. There is a small kitchen garden and greenhouse to the south.
Location Summerhill is situated on the banks of the River Tay in the village of Stanley, just 7 miles and 10 miles from Perth and Dunkeld respectively. Local facilities include a shop and post office, a butcher, primary school and Village Hall as well as Active Kids Adventure Park.
Gleneagles and St Andrews are within 40 miles, and the rivers, hills and lochs of the Perthshire highlands and the Angus Glens are easily accessible to the north.
Train stations at Perth and Dunkeld offer regular connections and services to Edinburgh, Glasgow, Dundee, Aberdeen, Inverness and London. Edinburgh Airport is about 50 miles away and there are direct flights from Dundee Airport (30 miles) to London.
Perth offers a range of independent and other schools, Perth College, restaurants, high street shops and professional services. It has a concert hall, theatre, art gallery, museum and cinema. Historic Scone Palace on the edge of the town hosts a variety of events throughout the year. The Cross Tay Link Road project, expected to open at the end of March 2025 will connect the A9 to the A93 and A04, providing a new bridge and route over the River Tay north of Perth towards Scone and routes to the North.
