Virtual viewing available - A traditional Kentish oast in a picturesque rural setting
A quintessential feature of the Kent landscape, Bounds Oast provides a superb family home in a rural setting, conveniently situated between Canterbury and Faversham.
The house provides generous reception space, including a wonderful circular drawing room which occupies the original roundel. With tall ceilings and a large brick fireplace housing a wood-burning stove, the room also has wooden floorboards. A sitting room, again with a fireplace, has French doors leading to a terrace to the rear of the house.
The generous kitchen/dining room with adjacent study, provides an excellent informal family space for day-to-day living. The kitchen is arranged around an Aga and plenty of storage in units which continue through to the bright dining area. The ground floor offers great flexibility for varying the use of the rooms as required.
There are three double bedrooms on the first floor, including the beautiful principal bedroom, which is set within the roundel with its wonderful domed ceiling. Off a generous landing there is also a family bathroom and a shower room. On the second floor are two further bedrooms, one of which has extensive eaves storage.
The property also benefits from a versatile building created from a converted stable; this provides a gym/office space with a kitchenette and a shower room.
This property has 0.79 acres of land.
Adjacent to the house is a parking area with steps leading to the entrance door. The garden to the front of the oast has been landscaped behind a brick wall with areas of lawn, paving and beds as well as two natural ponds.
Behind the house, the garden rises from a sheltered terrace which leads, in turn, to two level terraced lawns at the top of which a deck enjoys views of the surrounding countryside and the paddock. The gardens have been laid out to create different areas in which to enjoy the surroundings and to entertain. Below the garden is an area of paddock.
Bounds Oast is located in the hamlet of Staplestreet, surrounded by stunning Kent countryside and set within a conservation area. There is a village post office and a primary school within 0.5 of a mile and there are several excellent senior schools in the area, including the Kings School Canterbury, the Simon Langton Grammar Schools and Queen Elizabeths Grammar School.
Canterbury, Faversham and Whitstable are all within easy reach, providing an extensive and vibrant array of shops, bars and restaurants, and a broad selection of cultural, sporting and recreational amenities. Local stations offer fast, direct services to a variety of London stations (Cannon St, Victoria and St Pancras).
From the M2 (Junction 7): Exit and continue onto the A299. Take the first exit (signposted to Staplestreet and Graveney). Take the first left, crossing the A299, and then turn right at the T Junction. Follow this road for about 2 miles, passing the Three Horseshoes public house. Carry on through Staplestreet and past Mount Ephraim Gardens on the left. The road follows a low brick wall on the left and then a tall brick wall will be seen on the right. A short distance after this on the right, is an unnamed private road marked by a footpath signpost. Proceed along this lane until you see the Bounds Oast on the left hand side.Read all
