Bartletts Farmhouse is a beautifully presented Grade II* listed, former farmhouse. Built in the late 16th Century with later additions made in the 18th Century, it is full of character and has many period features including exposed beams, large, graceful sash windows with original window seats and panelling. More recently in 2014, the current owners extensively renovated and enlarged the property by adding a stunning extension which houses the spacious, open plan kitchen/breakfast room and family room, with its vaulted ceiling, timber beams, and skylights, full-height windows and French doors - all providing plenty of natural light. The kitchen has an electric 4 oven Aga, integrated Beko dishwasher and a range of bespoke, oak lined units, granite worktops, a split butler sink and an island. There is also plenty of space for a dining table and the family area features Surround Sound speakers and has a subwoofer installed, as well a woodburning stove. The large utility room has an integrated Neff oven which is very useful for entertaining as well as a Beko washing machine/tumble dryer. The drawing room, dining room and study are all located in the original part of the house and of typically elegant, square, Georgian proportions, with the drawing room and dining room overlooking the pretty front garden. The ground floor also benefits from a boot room, a cloakroom and separate wet room. Stairs lead from the ground floor down to a large cellar divided into two rooms.
There are three bedrooms to the first floor, plus an additional two on the third floor. All of the bedrooms are well-proportioned and comfortable doubles, and finished to an extremely high standard. The bathrooms are also beautifully presented, with the family bathroom providing a freestanding bath and a walk-in shower, while there is also a further bathroom and a wet room.
Planning permission was granted 5th February 2019 (Ref 183165 Wokingham Council) to build a substantial outbuilding for mixed residential accommodation and home business use. Interested parties are advised to to make their own enquiries through Wokingham Council.
