A glorious Cotswold setting

Mill Barn is a traditional period Cotswold stone barn, standing four square on the edge of the village. A charming feature is the red village post box set into its wall. Planning permission was granted on 26.1.23, Ref: 22/02193/FUL for its conversion to a well-balanced house. The approved plans show the front door on the east side of the house, opening into an entrance hall with a study and cloakroom leading off. The sitting room is at the northern end of the house, whilst the kitchen/dining room has a huge window overlooking the gardens to the countryside beyond. Leading off the kitchen is a utility and boot room. On the first floor the principal bedroom has a dressing area and en suite bathroom. There are two further ensuite bedrooms. The propsed house has a floor area of 1,776 square feet (165 sq.m.)

Outside

Parking will be at the southern end of the barn. Beyond the parking area is a further area of parking for the Church. The garden lies on the west side of the barn. It has plendid views over the valley below.

Situation

Syde is a very pretty village, set amidst classic Cotswold countryside. It comprises a range of period houses and cottages, grouped around the charming Grade I Listed 12th century church. Cirencester, 8 miles to the south, has excellent shops and other services. Cheltenham, 9 miles, is the main regional centre with excellent shopping and other facilities. Bath, Bristol, Gloucester and Swindon are also within daily commuting distance. Kemble Station (London Paddington 75 minutes approx) is about 11 miles and the village is conveniently about 1.2 miles from the A417 for dual carriageway linking Junction 11A of the M5 with Junction 15 of the M4 at Swindon. Gloucestershire is noted for its schools. In the private sector there are Cheltenham Ladies College, Dean Close, Cheltenham College, Beaudesert Park and Rendcomb. Also a good choice of grammar school, and village primary schools in Miserden and Birdlip. Plenty of local sporting opportunities including various golf courses and racing at Cheltenham. The surrounding countryside has many lovely walks and footpaths.

Directions

From Cirencester take the A417 north for Cheltenham and Gloucester. After about 7 miles turn off signed to Elkstone (by the Highwayman Inn). Turn immediately right for Syde. Continue into the village and at the grass triangle keep left for Caudle Green. Mill Barn will be seen ahead of you shortly on the right.
