Understood to have originally been three cottages, and to date from the late 1700s with later additions, Pond Cottage presents attractive part brick, tile hung, stone and white washed elevations under a part tile and part thatch roof.

Internally the cottage offers charming accommodation arranged over two floors, with a wealth of period features. The well-proportioned double aspect drawing room has a large inglenook fireplace with a wood burning stove, and beyond the drawing room is the study and dining room, which again has an inglenook fireplace which is fitted with a gas log-effect fire. The charming kitchen/breakfast room has a two oven Aga, and is fitted with a range of cream fronted units with wooden worksurfaces. From the kitchen/breakfast room, a part glazed door leads out to the garden.

The well-arranged ground floor accommodation is complemented on the first floor by four bedrooms and a bathroom, and is approached by two staircases. Features of note include a wealth of exposed wall and ceiling timbers and some exposed brickwork.

To one side of the main house there is a useful detached studio annexe, which provides a 24' studio with kitchen to one end and glazed doors to the garden. In addition, there is a shower/cloakroom. The annexe provides useful secondary accommodation to the main house or would be ideal for those looking to work from home.

Outside

A low brick wall encloses the garden to the front of the cottage, and climbing the front elevation are a number of mature roses. The principal garden lies to the rear and backs onto a field. Immediately to the rear of the cottage is a sheltered paved sitting area with a well to one side, beyond which the garden is laid principally to lawn bordered by various well-stocked borders. Attached to the rear of the house is a boiler room and a substantial garden store, together with a gardener's w.c. To one side of the cottage there is parking, to one end of which is the studio annexe. About 0.21 acre.
