The Cart Lodges is a spacious detached barn conversion situated in a delightful riverside position within an exclusive private development in a peaceful location in the popular North Norfolk village of Sedgeford. Constructed of timber frame with brick and timber clad elevations under pantile roof, the barn is deceptively large inside and was converted by the current owners in the late 1990s. Inside, the property enjoys exposed beams throughout with a scattering of exposed brick and stone walls, such as in the entrance hall which is inviting with pitched ceiling and pamment floor. The Mark Wilkinson kitchen is beautifully crafted with a kitchen island, granite worktops and a Welsh stone floor that includes a breakfast table area which is cosy for informal dining with friends and family. A large 38 foot reception room provides an excellent open plan space with dining and seating areas and enjoys a large inglenook fireplace with wood burning stove and floor to ceiling windows overlooking the gardens. An independent staircase leads to the principal bedroom suite with bathroom and walk in shower unit. At the southern end of the barn is an Amdega conservatory which is brilliantly positioned for looking out across the river beds to the wildlife and Willow trees beyond. At the northern end of the barn there are two double bedrooms, bathroom, shower room, large home office, laundry room and spiral staircase to two further bedrooms upstairs. The property also benefits from two large loft rooms.
This property has 0.3 acres of land.
Outside the gardens landscaped by Fakenham Garden Centre have walled boundaries on the east and west sides, and the River Heacham forms the southern boundary. The views across the river are extremely satisfying. A paved terrace sits outside the conservatory and leads to a path adjacent to the barn to a wonderful flower and shrub garden with pea shingle paths, raised brick beds, wooden pergolas and another terrace. There is a larger lawned garden area with Gabriel Ash greenhouse and a smaller one both with heat controls. The property is approached via a private road into West Hall Farm Barns and The Cart Lodges sits independently on the left hand side with brick paved parking area and access to the double garage with electric doors.
Sedgeford is a small conservation village standing just inland from the North Norfolk coast and 4 miles from the Victorian seaside resort and town of Hunstanton. It is a rural village with a Public House selling good locally sourced fare and a particularly fine Saxon church which can be seen from the property. The village is surrounded by gently undulating farmland and located within an easy drive of the medieval market town and Hanseatic port of Kings Lynn (16 miles) from where there is a mainline rail service to London Kings Cross (97 mins) via Cambridge. There are many attractions in the immediate vicinity, such as the Royal Estate of Sandringham to the south (through which one passes on the way to Kings Lynn) and Anmer Hall, home to the Duke and Duchess of Cambridge, as well as mile upon mile of sandy beaches, creeks and marshes stretching along the North Norfolk coast from Old Hunstanton to Blakeney. The coast offers RSPB reserves, link golf courses and many excellent pubs and restaurants to sample as well as walks and of course good sailing from a number of pretty, natural harbours.
Turn off the A149 at the Heacham Lavender Fields and approach Sedgeford on the B1454. On entering the village take the right hand turn signed Snettisham. As the road levels out turn right into Church Lane and the private road into West Hall Farm Barns can be found on the left hand side. The Cart Lodges is the first property on the left.Read all
