A charming country house with secondary cottage in an idyllic location with fishing on the River Avon. Available as a whole or in 4 lots

Lot 1 - Teasel (6.47 acres) Teasel is situated in a stunning elevated position high above a bend on the River Avon. The property, which dates from pre 1850 with later additions, is constructed of part cob and brick under a reed-thatched roof.

The house is approached off a country lane to a gravel drive which leads to a parking area in front of the house with courtyard style garaging either side. The front door opens into a useful vestibule which leads to a circular reception hall. The kitchen/breakfast room has a good range of fitted units arranged around a central island with attractive window seats and seating area. A door leads through into the dining room which opens through French windows onto one of the terraces. Situated off the hall is the drawing room which has an open fireplace with marble surround. In addition there is a study, utility room and cloakroom on the ground floor. The main staircase curves up to a bright galleried landing. The master bedroom has large window seats, which again take advantage of the stunning views, and an en-suite bathroom. There are two further double bedrooms and a family bathroom situated off the galleried landing. A secondary staircase leads to two further double bedrooms, both with an en-suite.

The lower ground floor houses an impressive oval shaped indoor pool with pool house, shower/changing room and separate cloakroom. The hexagonal studio/conservatory is accessed off the pool and again offers fantastic views over the valley. In addition there is a cellar and store room on the lower ground floor.

Lot 2 - School Cottage (0.06 acre) School Cottage is a pretty brick and flint thatched cottage accessed from the village lane. The cottage has equally good views across the valley and the accommodation comprises kitchen, sitting room, bathroom and double bedroom. There is a useful separate workshop. There is also a large attic room which has the potential to create an additional bedroom and ensuite (subject to gaining the necessary consents). Another roof space has similar potential.

Lot 3 – Land and tennis court (0.73 acre) On the opposite side of the road from Teasel and School Cottage is a hard tennis court, vegetable garden, extensive fruit cage, an area of hard standing and areas of grass.

Lot 4 – Arable land (4.27 acres) Adjoining Lot 3 there is there is a parcel of land which is part of a larger field. It is currently farmed by the local estate but has the potential to create paddocks if so required.

This property has 11.53 acres of land.
