Our new residential magazine looks at what's happening in your area: ‘We expect to see faster growth this year.'

Last year saw a completely unpredictable property market in Inverness and the Highlands, with activity levels seeming to change almost daily: one day frantically busy, the next noticeably quieter. The key for us was adapting to the changes in the market and helping clients to follow suit. Problems in the eurozone and closer to home left everyone more aware of the ongoing economic situation, so communication with buyers and sellers was vital.

In the midst of this economic uncertainty, what came into play was Strutt & Parker's reputation - many homeowners trust our national coverage, local knowledge and the ability to sell in tough market conditions. Recently, for example, we were instructed by a client who had been a partner in our biggest local competitor for many years. Despite his previous allegiance to his firm, he believed we were more proactive and professional, and had superior market exposure. His property sold within a number of weeks for well over the asking price.

While we anticipate that the property market will remain tough this year, the indication from the Bank of England that inflation will fall means we expect to see a gentle recovery of real income and therefore faster growth during the second half of the year. Whether a cottage or castle, property in the Highlands will always be an attractive proposition, especially to buyers from the South East and Europe. With its idyllic surroundings and lifestyle opportunities, escaping to Scotland is a popular option for many buyers, and we expect this trend to continue.

Demand for attractive homes in sought-after locations will always remain strong. Pricing, however, is key: any property, regardless of value, will sell, providing there is a clear marketing strategy in place and, most importantly, that the asking price is right.
