Our new residential magazine looks at what's happening in your area: ‘Seeking creative and effective new strategies.'
The market across Kent in 2011 was like the curate's egg - good in parts. Buyers registered in even higher numbers than 2010, but inevitably many lacked confidence. As a result, realistic pricing and carefully crafted marketing campaigns became especially important.
When sales went to plan, we achieved some remarkable results in all sectors of the market, from West Kent and Sevenoaks, through Mid Kent and the North Downs, to Canterbury and the East coast - the best sales achieving up to 30% above the guide price.
Equally, there were too many cases where overambitious pricing led to periods of inactivity. An example is The Den, which had found little interest at £1.25 million, but a reduction to £1 million led to four bids and a sale closer to the original sum, demonstrating what can be achieved with the right approach. The buying process is changing, and more buyers are choosing to view property online and remain anonymous.
Our successful Open House Day formula was instrumental in not only encouraging buyers to get out and view, but above all gave us direct contact with them. Acting on behalf of our clients, we need that personal contact with the best buyers to achieve the very best results.
Buyers are inevitably cautious in this climate, but it's down to us to give them the confidence that they want, and need, to buy their next home. This is often best achieved by demonstrating how many buyers are actually active in the market (more than they might think).
In 2012, we'll continue to adapt intelligently to the evolving market place, seeking creative and effective new strategies rather than relying on tried-and-tested methods of the past which are often ineffective today. We relish working closely with committed vendors to tailor an effective campaign to suit their circumstances.
