Jessica Waddington from the Strutt & Parker St Albans office believes landowners need to increase their property standards and see tenants as clients and consumers. In April 2018, a new legal standard for minimum energy efficiency comes into effect, making it unlawful to renew leases and start new lettings if a building doesn’t achieve an Energy Performance Certificate (EPC) rating of ‘E’ or higher. However, there’s a concern that property owners aren’t planning ahead to get the work done in time. And this autumn, there are more changes to Permitted Development (PD) rights. What are they, and what do PD rights offer a landowner wishing to maximise their estate’s potential? Philippa Hall talks to Craig Noel, from Strutt & Parker’s Planning department and also Luke Telford, from the St Albans Land Management team.
