5 years ago, national estate agency Strutt & Parker coined the idea of a National Open House Day to allow buyers to view any house they have for sale from around the country on the same day and at the same time between 10am and 3pm. Since 2009, the amount of properties taking part has soared by 28% and the number of viewers on the day has increased by 41%. Converted into offers received as a direct result from the event, the figure has grown considerably from £42million to a staggering £80million.

“Its success is down to a few key elements”, says Joe Charlton, Negotiator at Strutt & Parker Canterbury. “The fact that we offer the chance to view several different properties all on one day at no fixed time creates a unique harmony of flexibility, convenience and excitement.”

“Being able to view a home without commitment means buyers feel more inclined to view properties they might have normally side lined, appreciative of the more informal atmosphere an Open House Day can provide. Many buyers come to us with strict search criteria but we actively encourage them to view a handful of properties just outside those guidelines on the day. Opening horizons like this has seen many successful offers over the years.”

In America, where open house days first originated, they perceive the event as a fun, family day out as well as a useful task in the home buying process. Charlton says: “It is important to enjoy your Open House Day – the atmosphere is welcoming and there is always a buzz of excitement. You don’t have to have a firm interest in one particular property either. This day is about encouraging those who are thinking of buying or selling but not sure on what they want, to visit our office and register.”
