The land is split into 4 field compartments, comprising 30 acres of pasture.

It is relatively flat, sitting between 35 and 40 metres above sea level. Access is provided from the B744 to the east and through interconnecting gates.

Until recently, the land was used to graze sheep and cattle, with silage taken occasionally. Fields are well fenced and water is provided via mains water troughs.

Although livestock have been removed from the land, there is a seasonal grazing agreement in place with a local farmer, which comes to an end in December 2022. Thereafter vacant possession can be provided.

Entitlements to the Basic Payment Scheme are owned by the vendor and available via separate negotiation.

Situation

The land is located to the east of the popular town of Ayr, which provides a wide range of amenities and a variety of professional services. There are good transport links from Ayr including regular buses and trains. In addition, Prestwick International Airport is located 4 miles to the north.

Ayr is renowned for its golf courses, racecourse and local yachting marinas.

The area is well known for the high quality livestock it produces and there are a number of livestock markets, machinery dealers and veterinary practices serving the area.

Directions: Lot 2 - Land at Belston: Fom Ayr take the A70 east, passing Dobbies Garden Centre on your left hand side.
