Lot 14 - The lease of a 360kW run-of-river hydro scheme.
CLOSING DATE: Noon on 19 October 2017
Situated towards the west end of the estate and lying entirely within Tombuie Estate (Lot 13).
Running in a south-easterly to north-westerly direction, the Tombuie Burn follows a steep and attractive course draining the open moorland to the south of Bolfracks into the main stem of the River Tay.
With a drop in altitude of circa 150 metres over a distance of about 1km, a 360 kW run-of-river hydroelectricity scheme was constructed by the vendors and commissioned in April 2005.
With income generated through the sale of Renewable Obligation Certificates (ROCs), Levy Exemption Certificates (LECs), this scheme has produced a average net annual income to the estate in the region of £90,000.
The operation and maintenance of the Tombuie Scheme is carried out under contract by Dulas Ltd based in Stirling.
Whilst the scheme is currently operated on an in-hand basis by the owners of Bolfracks Estate, it is proposed that ownership of the solum of the Tombuie Burn, and its several feeder streams (lying within Lots 13 and 15), will be transferred to the purchasers of Lots 13 and 15 whilst the income and liabilities associated with the scheme will be leased to the purchaser of Lot 14 for a 85-year term from the date of entry.
Further information summarising income generation by the scheme since being commissioned is available on request from the vendors solicitors, Turcan Connell LLP.
