Located at the heart of the estate on the gently sloping land between Bolfracks Forest to the south and the A827 Aberfeldy to Kenmore public road to the north, this lot represents a livestock farm with both amenity and sporting potential. Extending to about 364 acres in total, it combines fields of permanent pasture and rough grazing with amenity woodlands and game coverts.
Farm Buildings The range of buildings at Croftmoraig currently serve both the in-hand farm at Bolfracks and also the in-hand biomass fuel production business on the estate.

The buildings currently used in connection with the biomass (woodchipping) business are:
A pair of adjoining Knapp timber-framed 5-bay open-fronted buildings with concrete floors and Yorkshire board cladding. Used for storage of timber and wood chip processing machinery.
The buildings are served by single phase mains electricity and a private water supply.
Land and Woods The land within this lot is predominantly Grade 4 in quality, comprising fields of both permanent pasture and rough grazing for sheep and cattle. In common with all of the in-hand farmland on the estate, a rolling programme of maintenance and improvement of the infrastructure has been maintained; therefore, the land is in good heart in accordance with the principles of the Organic Farming System under which it is currently farmed.
Lot 10 includes about 37 acres of woods. These mainly comprise small belts and blocks of mixed species woodland, which were planted for the dual purpose of providing shelter for the fields/livestock and as game coverts for pheasant drives.
The woods are well established and have been carefully managed.
Within this lot are three of the recognised pheasant drives on the estate, with the contours being such that the birds shown on each of these drives can be of outstanding quality.
Planning Permission for New Farmhouse The vendors have been granted planning consent (ref 10/01724 FUL) to build a new farmhouse on a site to the east of the access track on approach to the farm buildings.
With the accommodation including four bedrooms over two storeys, this house is scheduled to be completed during the late summer of 2017. It will be then be offered for sale independently.
