An attractive Georgian house, set in delightful gardens with access to the River Wey

Bowers Mill House is a substantial and attractive Georgian house which sits in a quiet and peaceful spot on the River Wey close to Bowers Lock, and which has not been on the market since 1957. The house itself is well presented with plenty of period features including sash windows, wooden floors and open fireplaces. There are 2 formal entertaining rooms to the front of the property, both with a fireplace and large windows allowing in plenty of natural light. An additional reception room at the back of the house can either be used as a family room or a fifth bedroom, and this is adjacent to the utility room and open plan kitchen/breakfast room which is a sizeable space and well appointed with smart painted cabinetry, an island unit, Butler's sink, granite work surfaces and space for a range oven and American fridge. A large lantern light provides further light to this delightful room which is essentially the hub of the home. Upstairs on the first floor the principal bedroom can be found and benefits from a large en suite shower room and ample wardrobe space. There are 3 further bedrooms, all with built-in wardrobes, and a family bathroom on this floor.

This property has 4 acres of land.

Outside

Bowers Mill House occupies a unique location with access to the tow path along the River Wey at Bowers Lock. The house sits in one corner of its plot with the garden arranged to the side and rear of the property. A pristine slate terrace leads out from the kitchen/breakfast room and is the ideal spot for outdoor entertaining and al fresco dining. The gardens are mainly laid to lawn interspersed with mature trees and shurbs and to the front of the property is a large gravel driveway and turning circle with ample space for parking. There is access on to the tow path which runs adjacent to the property and Bowers Lock is closeby.

Situation

Bordered by the River Wey, the property is surrounded by Surrey countryside, yet within easy reach of the A3 for access to London and the south east. Local facilities are excellent with a large supermarket located in Clay Lane in Burpham, and Guildford, approximately 3 miles away, offering further facilities with a wide range of shops and restaurants, as well as The Yvonne Arnaud Theatre and G Live venues offering world renowned drama and music. Sports facilities can be found at the Surrey Sports Park, The Spectrum Sports Centre and there are several top class golf courses nearby. There are many excellent state and private schools in the area including Burpham Primary School, George Abbott School, Charterhouse, St Catherine’s, Royal Grammar School, and Guildford High.

Directions

From Strutt & Parker’s Guildford offices take the A3100 (High Street) north east out of town, past the London Road railway station. After 2 miles go straight over the roundabout, keeping on the A3100. Proceed, continuing straight over the next 2 roundabouts. At the 3rd rounabout take the first exit on to Clay Lane; the large Sainsburys will be on your right. Continue over the A3 and take the next left turn into Bowers Lane. Go all the way to the end before turning sharply back on yourself. The River Wey will now be on your left and the property can be found almost at the end of the lane on the right hand side.
