Three/four bedroomed House in two acres with out buildings

Believed to date from the 1930s and with a wealth of retained Art Deco features, Ardwyn is an attractive family home offering light-filled flexible accommodation arranged over two floors and provides potential to create a self-contained one bedroom annexe on the ground floor. The property also benefits from almost 2,900 sq. ft. of external outbuildings, all with potential for a variety of uses.

The ground floor accommodation flows from a welcoming reception hall with W.C. and useful storage and briefly comprises a 28 ft. reception room with a large rear aspect bow window, a spacious dining room with feature front aspect bay window and exposed wooden flooring and a generous kitchen with a range of wall and base units, an Aga, space for a table for more informal meals, pantry and neighbouring utility room with cloakroom. A door from the utility room gives access to a rear hall with doors to the rear aspect and to a self-contained suite with generous dual aspect study and neighbouring family bathroom, ideal for use as an annexe if required.

An Art Deco staircase rises from the reception hall to the first floor which provides a spacious principal bedroom with feature front aspect bay window, an additional double bedroom, two shower rooms and a separate W.C.

This property has 2 acres of land.

Outside

The property is approached through twin wooden gates over a tarmacadam driveway offering parking for multiple vehicles and giving access through a further wooden gate to the detached garage to the rear. The well-maintained formal garden to the front and rear is laid mainly to level lawn bordered by mature flower and shrub beds and features a 23 ft. triple aspect timber-clad outbuilding with en suite shower room, suitable for use as a detached studio annexe if required. There is also a spacious paved terrace, ideal for entertaining and al fresco dining, the whole screened by mature hedging. The property benefits from 2 acres of enclosed parkland and pasture offering numerous seating areas, a vegetable garden with numerous fruit cages, a 38 ft. barn and a separate 61 ft. barn, both suitable for a variety of uses.

Situation

Set beside the River Ter, the small village of Little Leighs lies to the south of the larger village of Great Leighs, a picturesque Essex village partly surrounded by open countryside with a primary school, Post Office, village store, two public houses and a parish church. Nearby Braintree offers a wider range of day-to-day amenities, while the city of Chelmsford offers a more comprehensive selection of independent and High Street stores, two shopping centres, six retail parks, supermarkets and excellent sporting facilities. Ideal for the commuter, Little Leighs’ proximity to the A131 bypass gives excellent links to the motorway network via the A120, A12 and M11 and a number of train stations including Braintree offer excellent rail links to London Liverpool Street in around an hour.

The area offers a wide range of state schooling including Great Leighs Primary School, Chelmer Valley High School and Notley HIgh School and Braintree Sixth Form together with a number of noted independent schools including Felsted, New Hall, St. Anne’s and St. Cedd’s.
