A block of productive farmland, located a short distance from the popular seaside town of St Andrews

The land extends to approximately 100 acres (40.76 hectares) in total and comprises 11 field enclosures, 3 of which are currently down to grass with the remainder planted with a mixture of young mixed woodland. All fields are well fenced and stock proof with the grass fields having access to water. The land rises from 160 to 195 metres above sea level and is classified as a mixture of grades 3.1 and 3.2 by the James Hutton Institute. The land currently provides high quality grazing for a herd of Aberdeen Angus cattle; however, the land has, in previous years, produced good quality arable crops.

The land is easily accessed from the public road to the south and east with upgraded gates and field entrances designed to assist with the safe movement of livestock and machinery. Watering is provided from mains water field troughs.

Some of the land may be deemed suitable for residential or commercial development in the form of holiday accommodation, subject to obtaining the necessary planning permission from the local authority (Fife Council).

Basic Payment Entitlements: 34.62 Region 1 Entitlements will be included in the sale.

Rights of Way & Access: Prospective purchasers should be aware that, as a result of the freedom of access to the countryside introduced by the Land Reform (Scotland) Act 2003, members of the public have the right of responsible access to most parts of the Scottish countryside.

A formal third party right of access exists over the track leading from the public road at the northeast corner of the property and provides access to neighbouring land to the north.

The sale is subject to all rights of support, public and private rights of way, water, light, drainage and wayleaves, all or any other like rights, whether mentioned in the particulars of sale or not.

Timber/Mineral & Sporting Rights: Insofar as they are owned, all timber, mineral and sporting rights are included in the sale.

This property has 100 acres of land.
