An imaginative and contemporary reworking of a Victorian coastal home

29 Wrotham Road is a superb period property located moments from Viking Bay, one of the finest sandy beaches in Kent. The house has been subject to comprehensive refurbishment in recent years and offers contemporary open-plan living with a charming period facade.

The house has been professionally dressed and styled - all furniture, curtains and light fittings are available by separate negotiation.

The sitting room is a wonderfully light and bright space, courtesy of the large south-facing bay window. The room is cleverly divided into two zones: a TV room and a sitting area with a cosy wood burning stove. A hallway leads to the modern and vast kitchen/dining room, with bespoke Shaker style units and a central island; there is a dining area to the far end. The kitchen is fitted with a Smeg range cooker, Siemens and Samsung appliances, wine fridge, and a Grohe instant hot water tap.

Large double doors open out to the sheltered courtyard garden, the perfect space to enjoy alfresco dining and summer entertaining. A utility room and cloakroom are located off the hall. Oak engineered parquet flooring runs throughout the ground floor. Stairs lead to a useful cellar.

On the first floor, the generous principal bedroom has an en suite shower room and balcony. There are two further bedrooms and a family bathroom. An en suite bedroom with sea views is located on the second floor, with eaves storage.

Outside

A private and sheltered courtyard sits to the rear of the property, with a large decking area, built-in seating and raised flower beds.

A further courtyard can be accessed from the sitting room.

Situation

Broadstairs offers a wide range facilities, together with several beautiful beaches and parks; it is located within easy reach of the stunning Kent Downs AONB.

Further amenities can be found at the Westwood Cross Shopping Centre as well as an array of leisure, cultural and educational facilities in the harbour town of Ramsgate and cathedral city of Canterbury.

The High Speed rail service to London St Pancras runs direct from Broadstairs with journey times from 78 minutes, and the nearby A299 Thanet Way gives access to the motorway network. The area has good access to the Continent.
