Whilst many house-hunters are swayed by period charm, there is a groundswell of demand for new homes, particularly among younger buyers. Our research from our Housing Futures report shows 72% of 30-34 year-olds said they wanted to live in a new build, compared with just 19% of those aged over 66. Low maintenance homes, sometimes with the ability to choose your own fixtures and fittings to suit your tastes and your lifestyle, are increasingly popular. The perception of a new home is that the cost of living is more affordable – and with the past year meaning many of us are now working from home, the importance of having affordable all-year-round heating is certainly a new consideration!

The drive from potential buyers for sustainable living could, in the future, influence developers to include more climate-friendly aspects in their designs and builds. Period properties with large fireplaces look glorious but are maybe not always the most efficient: sleek modern fuel-effect burners added into new homes are not just for heat – but add a certain ‘wow factor’. The efficiency of the heating, plumbing and broadband services are a given in a new house whereas period properties aren’t always so easily adaptable.
