The entrance hall with cloakroom and stairway flows directly through to the rear garden, with views over Birdham Pool beyond. This gives access into the 18 ft. reception room, with its rich polished wood flooring, fireplace and French doors to the terrace. Further is the sociable open-plan living space, which includes a comfortable additional sitting room and a bright dining room with double doors to the terrace and garden. Adjacent is the spacious kitchen/family room featuring plentiful shakerstyle cabinetry, modern integrated appliances and a range cooker. A separate entrance gives access to the light-filled, triple-aspect ground floor Annexe/bedroom 4, with its contemporary en suite and easy garden access. On the first floor is ample eaves storage alongside the generous principal suite, with its fitted wardrobe space leading onto a stylish en suite shower room. A further bedroom, also with dressing area, benefits from a cloakroom, whilst the skylit second floor houses another wellproportioned bedroom and an elegant family bathroom with freestanding rolltop bath.

Outside

The property enjoys a well-sized private wraparound plot, with neat front and side gardens enclosed via manicured privet hedging, a paved pathway to the impressive doorway and a driveway to the attached garage/boat store. The south-westerly facing rear gardens back directly onto the Birdham Pool Marina offering unobstructed views. This is comprised of a large paved terrace and a considerable section of level lawn with a pergola enclosed by various colourful herbaceous borders and several specimen trees.

Situation

The Red House occupies a marvellous position on a private road, in an Area of Outstanding National Beauty and backing onto Birdham Pool, with its 18th Century tidal mill. It should be noted that this property has particular interest to sailing enthusiasts as yacht berths are available immediately beyond the garden by arrangement with Birdham Shipyard. Chichester Marina and yacht club lie within approximately 150 metres, with chandlery and shipyard facilities available. Birdham is a pretty sailing village, lying some 4 miles south of the cathedral city of Chichester. It has a village store, parish church and local public house, as well as primary school. West Wittering, to the south, is famous for its glorious sandy beaches and good bathing. There are also many miles of delightful footpaths from which to enjoy the Harbour. Chichester, to the north, offers the renowned Festival Theatre, ancient cathedral, galleries, museums and restaurants. Leisure facilities within the area include sailing as well as horseracing and motoring events at Goodwood. Chichester has a mainline railway station with regular services to London (Victoria) and Gatwick whilst Havant, to the west, offers a fast service to London (Waterloo). The A27 offers convenient road connections to the East and West, whilst there is excellent schooling in the area including the well regarded local primary school, Bishop Luffa school, The Prebendal School, Westbourne House and Portsmouth Grammar School.

Directions

Leave Chichester and travel south from the Stockbridge Roundabout, signposted The Witterings. Continue for approximately 2 miles, turning right into Church Lane on the outskirts of Birdham. Take the first right into Martins Lane, which in turn becomes Lock Lane. Continue for approximately 1 mile and upon reaching Birdham Pool, turn into the private road on the right, and the entrance to The Red House will be found on the left hand side.
