A characterful barn conversion with extremely adaptable accommodation, located within a wonderful village setting at the foot of the South Downs National Park

With black weatherboarded elevations and forming one-part of a small collection of former agricultural buildings, Hay Barn offers a charming home which showcases a striking timber framework where vintage beams are sympathetically combined with new additions. Skilfully designed and with contemporary styling, the property provides a unique, light filled living environment with an elegant reception room on the ground floor which is illuminated by double height windows and affords glimpses of the galleried upper level sitting area. The kitchen/breakfast room is fitted with modern Shaker-style cabinetry, topped with stonework tops, a professional Wolf oven and features an island unit which creates a subtle divide to the adjoining informal dining area. An additional reception room/dining room, currently used as a study, mirrors the adjacent reception room with French doors offering links directly into the rear garden. A beautifully crafted staircase rises from the spacious hallway to the first-floor landing, which gives access to two bedrooms, both with fitted wardrobe storage, and with a family bathroom. The principal room provides a charming retreat with the benefit of an en suite bathroom. A further bedroom/study is located on the ground floor, along with shower and cloakroom facilities.

Outside

With boundary walls of brick and flint, Hay Barn has gardens to the front and rear, parking lies alongside a large garage barn which has a studio above with en suite. The rear garden faces a southerly aspect and is landscaped with paving, pebbles and gravel interspersed with attractive architectural and sculptural planting. There is ample space for garden seating to relax and enjoy this outdoor haven.

Situation

Lavant is surrounded by the stunning downland landscape, with the village offering two popular public houses, two churches, a village hall and easy access onto the Centurion Way pedestrian/cycle path giving access to Chichester and the harbour beyond. Nearby West Stoke village offers shopping and a café at Design Vintage, with popular Wellies Tea Rooms just 1.8 miles distant. An extensive range of shopping, leisure and cultural amenities are available at Chichester, including the renowned Festival Theatre and Pallant House Gallery, whilst the Goodwood Estate is a mile distant for motor, horse-racing and golf-enthusiasts. The coastal villages of Chichester Harbour provide sailing for seafarers along with opportunities to enjoy water sports. There is a mainline station for commuters in Chichester, as well as Havant, for services into London and along the coast. The A27 offers links to other major road networks, including the M27 and M3. An excellent selection of state and independent schooling can be found in the vicinity, including a well-regarded primary school in the Lavant village.

Directions

From the north of Chichester city centre, at the Northgate gyratory roundabout, exit onto the A286 sign posted to Lavant and Midhurst. After approximately 2.5 miles, at the mini roundabout, take the 2nd exit onto Pook Lane. Follow the road for just under half a mile and take the first left signposted Manor Farm after the bridge. Follow the road to the farm at the end where the property will be found on the left handside.
