A charming home in a picturesque village setting

Best offers invited by 12noon on Friday 17th June 2022.

As its name suggests, Tunstall Stables was once the stables to neighbouring Tunstall House which, together with the stable and other picturesque buildings, enjoyed long ownership by the same family spanning some 200 years. Separated in recent years, the Stables now provides a lovely country village home in a generous garden. Sensitively converted in 1990/92 the house is Grade II listed and has a great deal of character behind mellow brick elevations.

The front door opens to a spacious beamed reception hall, off which is a cloakroom and stairs rise to the first floor. To the back of the house is the bright kitchen/breakfast room with plenty of room for a table. It is fitted with a range of units and adjacent is a utility room.

The generous, light filled, triple aspect sitting/dining room has an open brick fireplace with beam over. Doors to either side lead to the kitchen/breakfast room and to a study, also with a fireplace. Beyond is a conservatory with an outlook over the garden.

On the first floor are four good size bedrooms, one of which has an en-suite shower room. A bathroom completes the accommodation.

This property has 0.73 acres of land.

Outside

A lengthy gravel drive flanked by wide grass verges leads to plenty of parking to the front of the house. A tall brick wall along one boundary creates a sheltered area over which the conservatory enjoys an outlook towards a mature cherry tree, with established beech and yew hedges providing structure. To the end of the garden is a shed/garden store. The remainder is a pretty orchard with views over neighbouring farmland.

The gardens provide a wonderful space to enjoy the house, with room to grow vegetables, keep chickens and such like, if desired.

Situation

Tunstall is a pretty village with a collection of attractive period properties. The property is situated in the heart of the village conservation area close to the village hall and church. Nearby Sittingbourne has shops and station, from where trains on the High Speed link reach London St Pancras in around an hour. The station also provides services to Victoria, Cannon Street and London Bridge. Ebbsfleet international, accessed via the M2, also offers High Speed services to London and the Eurostar to Paris

The M2 (Junction 5) is to the west, and the Channel Tunnel at Folkestone and Port of Dover can both be reached via the M2/M20. A wide range of schooling, in both the state and private sectors, is to be found in Sittingbourne, Faversham, Maidstone, Canterbury and Rochester, all of which also provide extensive shopping and recreational facilities.

Directions

From M2 (Junction 5): Exit and take the A249 towards Maidstone. Take the first left turn, then bear left again towards the village of Oad Street. Continue through the village and turn right onto Sutton Baron Road. After approximately 0.5 mile turn left onto Wrens Road and shortly afterwards turn right onto Hearts Delight Road. Continue and turn left into Tunstall Road. Pass Tunstall Village Hall on the left and the turning to the driveway for Tunstall Stables will be found a short distance afterwards on the left, opposite Hall House.
