A quintessential rural farmstead with a range of superb outbuildings, in a peaceful setting.
Rookery Farm comprises an unlisted 18th Century farmhouse, a converted Kentish barn and a comprehensive range of outbuildings, all set in 1.75 acres and surrounded by open fields, woodland, and parkland.
The main farmhouse was built in 1780 with later additions. There are two bay windowed reception rooms, a 19 ft sitting room and a formal dining room with French doors to the sunny front terrace, both with brick fireplaces and log-burning stoves. The central hall with its cloakroom and turned stairway opens to a cosy library and leads through to a 20 ft conservatory with garden views.
The country-style kitchen is fitted with a range of wooden wall and base cabinetry, worksurfaces and appliances, with ample space for a table. A door opens to the well-appointed adjacent utility room.
The first-floor landing gives access to five well-proportioned, bright bedrooms and a family bathroom. The sizeable principal bedroom has built-in wardrobes and en suite shower room.
ROOKERY BARN Rookery Barn, a traditional Kentish barn converted in early 2000s by the current vendors to provide an ancillary annexe, offers impressive volume and light across two floors.
One is immediately aware of the considerable volume upon stepping into the reception hall/sitting room, open to full height with huge atrium windows ahead; the room is fitted with a wood-burning stove and has French doors to the rear terrace. Two large bedrooms sit either side of the sitting room, along with a kitchen and shower room.
A mezzanine landing links to two bright and sizeable rooms either side, currently used as a games room and study, but could be utilised as bedrooms if desired.
This property has 1.5 acres of land.
Outside
The property enjoys a generous private plot surrounded by open fields, accessed via a sweeping block paved driveway leading up to the attached, and substantial brick-built garage and large workshop alongside.
The partial walled and carefully landscaped garden wraps around the home, with manicured lawns and colourful herbaceous borders, topiary, hedging and a decorative pond. There is a west-facing terrace, along with a charming outdoor cooking area and terrace with a brick oven.
A large paddock sits to the rear of the house, with wildflower planting, pathways and an orchard. There is a further separate detached garage, two sheds/outbuildings and a wood store.
